The Business Line Commercial Manager is responsible for leading commercial strategy, pricing, and tender development for large-scale Data Center and mission-critical projects. This role ensures competitive positioning while protecting margin integrity and managing commercial risk. The position works closely with Business Development, Finance, Legal, and Executive teams to develop winning proposals and provide strategic commercial oversight throughout the project lifecycle.
Develop and maintain a comprehensive cost and sell-rate database tailored to Data Center delivery. Lead commercial strategy and pricing for tenders to maximize win probability and protect margins. Structure competitive proposals aligned with client value drivers and market benchmarks. Coordinate internal governance for commercial reviews, approvals, and risk sign-off. Provide strategic commercial support for major variations and negotiations post-award.
1825 years of experience in commercial management, project management, contracts, or project finance for large-scale construction or industrial projects. Proven track record managing complex commercial portfolios and high-value contracts. Strong understanding of project cost structures, risk management, and financial forecasting. Experience supporting tender strategy, bid evaluation, and senior-level client negotiations. Bachelors degree in Business, Engineering, Quantity Surveying, or related field, or 20+ years of progressive commercial management experience.
Lead full commercial development of tenders including cost modeling, pricing structures, contingencies, and risk positioning. Build and maintain a cost intelligence database covering labor, equipment, subcontracting, logistics, and material benchmarks. Develop sell-rate frameworks and margin strategies across geographies and project types. Conduct market and competitor analysis to shape commercial strategy and proposal differentiation. Prepare commercial sections of proposals including pricing breakdowns, assumptions, exclusions, and clarifications. Coordinate internal reviews for pricing validation, risk assessment, and approval of final submissions. Support Business Development and Proposal teams with win themes and bid strategies. Provide guidance on post-award commercial matters including variations, negotiations, and client queries. Ensure all commercial documentation and pricing models are fully traceable and properly archived.
Experience in Data Center or mission-critical facility projects. Professional certification in Contract or Commercial Management such as MRICS, CCP, or equivalent. Training in negotiation, project finance, or risk management.
