Role

The Asset Manager Associate is an important member of an active and experienced real estate team and will enjoy a highly collaborative and professional work environment. The ideal candidate will be a goal-oriented self-starter who is able to work independently and as part of a team. The Asset Manager Associate must have well-developed analytical and financial skills along with excellent written and verbal communication skills. This candidate will report directly to the Senior Vice President, Asset Management and will be responsible for assisting the asset management team in the management of the company's real estate assets and investments.

Responsibilities

Daily responsibilities include, but are not limited to:

  • Help in support of the oversight of existing operating assets. This includes understanding business plan objectives, budgets, forecasts, monthly performance reports, timelines and management plans, leasing results, and property operations.
  • Work with various internal teams to assure asset preservation, efficient financial operations, and long-term value growth.
  • Closely monitor all elements of financial performance; analyze financial statements and recommend necessary operating adjustments.
  • Review revenue results, expenses, and monthly operating budgets and proactively identify areas of opportunity and concern.
  • Perform investment analysis (e.g., buy, sell, hold) to support business objectives for growth and investment performance.
  • Oversee monthly financial reviews.
  • Assist as needed with necessary information for debt and equity partners. Ensure compliance with lender requirements.
  • Understand and maintain market data related to competitive sets to inform pricing and investment decisions.
  • Complete financial or market reports, and competitive analysis or other duties deemed necessary.
  • Assist in developing annual operational and capital budgets.
  • Periodically inspect properties to assure quality and performance.
  • Prepare asset management updates as requested.
  • Support the acquisition team as needed in conducting new property inspections, setting up due diligence, and working in collaboration on underwriting.
  • Manage the execution of each asset's investment strategy by working alongside various internal disciplines.
  • Utilize industry metrics to measure results for the company. Identify growth opportunities and priorities for organization.

Qualifications

  • 3-5+ years of relevant experience as a senior analyst or asset manager in strong support of asset management and/or investments.
  • Bachelor's degree specializing in Business, Finance, Accounting, Economics, or related field required. Master's degree in complimentary discipline a plus.
  • Demonstrated proficiency with financial analysis, underwriting, data analysis, and overall financial expertise.
  • Strong analytical skills, problem analysis, project budget modeling and project scheduling. Ability to see big picture.
  • Comfortable working with data and able to quickly and accurately analyze and audit results.
  • Good knowledge of property operations, leasing, and property issues.
  • High level of professionalism.
  • Ability to build strong relationships internally and externally.
  • Strong multi-tasking, time management, and decision-making skills.
  • Ability to set personal and project priorities and demonstrate strong organizational skills in day-to-day and long-term planning and execution.
  • Excellent written and oral communication skills.
  • Proficient in the use of computer software including Yardi, Argus, and MS Office.
